Golf Simulator Garden Rooms: UK Planning Routes and Complete Quote Costs

Price a golf simulator garden room as a building project plus a complete golf system. Check the planning route for your UK nation and property before choosing the cabin. External dimensions and an advertised building price do not establish swing clearance, legal eligibility or the finished cost.

Research-based buying guide, checked 13 September 2026. We have not carried out hands-on testing. Product details come from the linked official sources; the comparison and trial suggestions are our editorial advice.

Start with the planning jurisdiction

For England, Planning Portal’s outbuilding guidance sets conditional permitted-development limits. One relevant example is the 2.5m maximum whole-building height within two metres of a boundary. Other conditions, property restrictions and designated or listed status also matter. A golf-room seller’s statement that a cabin is “planning friendly” cannot determine eligibility for your plot.

Use the separate official routes for Scotland, Wales and Northern Ireland. Send the relevant planning authority a site plan, external elevations, proposed use and boundary distances. Explain any intended coaching business, customer visits or overnight accommodation rather than describing all uses as ordinary private golf practice.

Resolve height before ordering the room

A building’s permitted external height is not the golfer’s usable internal height. Foundations, floor construction, roof structure, insulation and internal finishes occupy space. Ask the building supplier to mark finished clear height at the exact swing location, including roof slopes, beams, lighting and overhead technology.

Have every intended player assessed in that finished layout with the clubs they expect to use. A smaller external cabin may fit the garden yet be unsuitable for the golf system. It can be better to change the site or pursue the appropriate planning application than to force a simulator into a compromised interior.

Read the building price as a scoped offer

On 13 September 2026, GolfBays’ named 5.5m × 4.4m cabin listing showed £13,799 and described insulated Kingspan walls. Treat those as the supplier’s advertised building details. We have not verified that its headline dimensions are the finished clear interior or that the price covers foundations, electrical connection, installation and a complete simulator.

Keep building control separate

England’s building-regulations guidance for outbuildings describes conditional exemptions rather than a universal exemption for garden rooms. Floor area, sleeping accommodation, construction and boundary separation can matter. Ask the appropriate building-control body or qualified adviser about your project, and use the equivalent route in your nation. Planning permission and building-regulations compliance are separate questions.

Also check access for delivery and construction. A clear space in the garden does not guarantee that large components or equipment can reach it. Record gates, side passages, overhead obstructions and any neighbour access that might be needed. Obtain agreement on responsibility for preparing and restoring the site.

Join the room design to the simulator design

Ask the building and golf suppliers to approve the same drawing revision. Locate the screen plane, ball, player, projector and monitor after wall and floor finishes. Include ventilation and maintenance access. The projector guide explains why a suitable image position is a separate calculation from cabin footprint.

Request an environmental plan for winter and summer use, not a generic promise of year-round comfort. The selected electronics have their own temperature and humidity limits. Clarify who designs and commissions electrical and heating work and what evidence you receive at handover. We have not assessed a specific plot or obtained a complete construction quote.

Compare totals only when exclusions are visible

Ask every bidder to mark each line as included, excluded or provisional, state VAT and delivery treatment, and identify assumptions that could change after survey. Keep a separate contingency for unresolved site work instead of disguising it as a fixed project price. Our simulator guide provides the equipment checklist to attach. Buy the building only when its permitted location, finished interior and complete scope support the system you intend to use.
